For short-term rental managers & hosts

Your operations already happen in messages. Helmstay is the brain behind them.

Turnovers scheduled, repairs dispatched, guests answered, owners updated — through the text threads your team already has. No new app. No dashboard. Nothing for your cleaners to install.

Text messages · WhatsApp too  ·  sits above your PMS — OwnerRez today

A Tuesday across six properties — everything you typed was “YES 12”.

How it works · one property, one Tuesday

A day at Juniper House, told in messages.

This is the whole product — your existing threads, run well. You'll tap YES twice today.

7:02 am

The turnover sets itself.

Checkout this morning, new guests at four. Helmstay already asked Maya; she already said yes. If a cleaner ever goes quiet, it escalates to you — before it's a problem, not after.

And if your crew texts in Bahasa — you read it in English. Every thread, translated.

11:15 am

A repair becomes one YES.

Cleaners and guests report problems in plain text. Helmstay triages, pulls in the right person, prices the fix, and asks you once. Reply YES — dispatched. Reply NO — it stands down.

Reply YES · or NO · from anywhere

2:04 pm

Guest questions answer themselves.

Wi-Fi, parking, the hot-tub cover, checkout time — answered instantly from the house guide you approve, at 2 pm or 2 am. Anything that needs your call becomes an approval waiting in your thread instead.

4:40 pm

The late checkout sells itself.

Requests get priced against the real calendar and your rules — no turnover conflict, no free favors. You approve from the couch; the folio updates itself.

Sunday · 8:00 am

The week lands in one text.

No dashboard to check. The brief arrives where you already are — and the record behind it answers questions. “What did repairs cost this month?” gets a number, not a shrug.

One product · two ways to run it

Managing for owners — or running your own?

Same brain under both. The portfolio surfaces simply light up as properties and owners join.

For property managers

Every property and owner, one feed.

  • A pilot preview of the planned cross-property morning digest
  • Approvals only you can send — from anywhere
  • A weekly note for every owner
How managers run it →

For your own place

Your place runs itself.

  • Guests answered at 2 am, from your house guide
  • Turnovers that confirm themselves
  • Repairs & late checkouts, one YES away

Under the hood · your booking system stays

It sits above your PMS.

Helmstay reads the calendar, rates, and guest facts from the system you already run. Bookings stay where they are. Nothing migrates.

A letter from Peter · who built this

Helmstay · from the founder July 2026

I built Helmstay while running my own Airbnb in the Colorado mountains.

I got tired of running my Pagosa Springs place through five different apps. The cleaner texts me. The handyman texts me. The guest texts me. The propane guy texts me. Five threads, no shared memory — and I'm the one trying to remember what everyone said.

So I built Helmstay for myself. It runs Mountain Dreams Ranch today — every turnover, repair, and guest question, through the same threads I always had.

If you manage twenty properties, you live a bigger version of my day: a group thread per turnover, owners asking what's happening at their place, approvals buried under two hundred unread messages. That's who I'm building for now — and I'd be glad to show you what Helmstay takes off your plate, starting with a single property.

The price · Pilot or Portfolio

Priced by how many properties you run.

One to four properties, self-serve. Five or more, invoiced and bent toward scale — the per-property rate comes down as your portfolio grows, and the messaging channel is never marked up.

Everything, on every tier

  • Turnover scheduling — cleaners confirm by text, no-shows escalate
  • Maintenance triaged into one-tap approvals — reply YES to dispatch
  • Guest questions answered instantly from the property's facts
  • Late-checkout upsells priced from your calendar, approved by reply
  • The live weekly brief + a pilot preview of the cross-property digest
  • Owner questions answered from the record — bookings, repairs, money

Pilot · 1–4 properties, self-serve

Founding rate · first 10 accounts

List price · $179 per property / month

$99

per property · per month · founding rate

The first 10 founding accounts lock $99/property for twelve months. Month-to-month, leave whenever. Each property gets its own dedicated line — texts or WhatsApp, whichever your market messages on.

Less than one night's booking at most listings — for a month of every thread handled.

Month-to-month. Cancel online anytime — effective end of your billing period.

Portfolio · 5+ properties, invoiced

Founding portfolio · base waived

Account base — $249/month

+ Software — $15/property/month

+ Messaging channel — billed at cost

We don't mark up carriers — the channel line is whatever Twilio or WhatsApp actually charges.

50 properties ≈ $999/mo software + channel at cost — about $19-26 per property all-in.

First 10 founding accounts: the account base is waived for life — $12/property, plus a one-time onboarding fee we scope together.

Fair questions · straight answers

What people ask first.

What do my cleaners and handymen see?

A normal text thread. They text the property's number from their own phone, like any other contact — nothing to install, no account, no training. And if someone on the crew writes in another language, you read it in yours.

What happens at 2 am?

Guest questions get instant answers from the property's facts. Anything that needs a human call becomes an approval waiting in your thread — proactive messages hold for quiet hours (7 am–9 pm, property-local). Real emergencies are pointed to the property's emergency contact, or 911.

Is my data safe?

Each property runs isolated from every other. Consequential actions — dispatching work, charging a fee, changing the calendar — happen only after your explicit YES. Phone numbers and message contents are masked in system logs, nothing is shared for marketing, and a ~1,500-test automated suite stands behind it. Full policy under Privacy.

Which booking systems does it work with?

OwnerRez is connected today. Helmstay is PMS-agnostic by design — it sits above whatever you run and reads the calendar, rates, and guest facts from there. On something else? Email us; that's exactly what the pilot is for.

Am I locked in?

No. Month-to-month, leave whenever. The founding rate — $99 per property — holds for twelve months for the first 10 founding accounts.

What does setup look like?

Connect your PMS, approve the house guide, share the property's line with your crew and guests. No migration, no new logins — the first turnover it schedules is usually the same week.
